1. Introduction and Acceptance of Terms

Welcome to CampusBodima. These Terms and Conditions ("Terms") govern your access to and use of the CampusBodima mobile application, website, and related services (collectively, the "Service"). By accessing or using our Service, you agree to be bound by these Terms.

If you do not agree to these Terms, please do not use our Service. We reserve the right to modify these Terms at any time, and such modifications will be effective immediately upon posting. Your continued use of the Service after any such changes constitutes your acceptance of the new Terms.

2. Definitions

• "Student" refers to university students seeking boarding accommodation.
• "Owner" refers to individuals or entities listing boarding properties on the platform.
• "User" refers to both Students and Owners using the Service.
• "Listing" refers to a boarding property posted by an Owner on the platform.
• "Platform" refers to the CampusBodima mobile application and website.

3. User Accounts and Responsibilities

3.1 Account Creation

To use certain features of our Service, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain and promptly update your account information
• Maintain the security of your password and account
• Accept all responsibility for all activities that occur under your account
• Notify us immediately of any unauthorized use of your account

3.2 Account Eligibility

You must be at least 18 years old to create an account. If you are under 18, you may only use the Service with the involvement and consent of a parent or legal guardian.

3.3 Account Termination

We reserve the right to suspend or terminate your account at any time for any reason, including but not limited to violation of these Terms, fraudulent activity, or behavior that we deem harmful to other users or the Service.

4. Service Description

4.1 For Students

CampusBodima provides Students with the ability to:

• Search for boarding accommodations near universities
• Filter listings by price, location, room type, and facilities
• View verified boarding listings with photos and details
• Communicate directly with boarding Owners
• Save and compare boarding options

4.2 For Boarding Owners

CampusBodima provides Owners with the ability to:

• Create and manage boarding property listings
• Upload photos, set prices, and define house rules
• Track tenants and manage occupancy
• Monitor rent payments and payment status
• Receive and respond to student inquiries

5. Listing Guidelines and Verification

5.1 Listing Requirements

All boarding listings must:

• Contain accurate and truthful information
• Include clear, recent photos of the actual property
• Specify accurate pricing and availability
• Comply with all local laws and regulations
• Not contain discriminatory content or practices

5.2 Verification Process

CampusBodima strives to verify listings to ensure quality and authenticity. However, we do not guarantee the accuracy of all listing information. Users are encouraged to conduct their own due diligence before entering into any rental agreements.

5.3 Prohibited Listings

The following types of listings are prohibited:

• Properties that do not exist or are not available for rent
• Listings with false or misleading information
• Properties that violate local housing laws or regulations
• Listings that promote illegal activities

6. Payment Terms and Fees

6.1 Platform Fees

CampusBodima may charge fees for certain services. Any applicable fees will be clearly disclosed before you incur them. We reserve the right to change our fee structure at any time with reasonable notice.

6.2 Rental Payments

All rental payment arrangements are made directly between Students and Owners. CampusBodima is not responsible for collecting, processing, or guaranteeing rental payments unless explicitly stated otherwise.

6.3 Refund Policy

Refunds for platform fees, if applicable, will be handled on a case-by-case basis. Rental payment refunds are subject to the agreement between the Student and Owner.

7. Privacy and Data Usage

Your privacy is important to us. Please review our Privacy Policy to understand how we collect, use, and protect your personal information. By using our Service, you consent to our data practices as described in the Privacy Policy.

8. User Conduct and Prohibited Activities

You agree not to:

• Use the Service for any illegal purpose or in violation of any laws
• Harass, abuse, or harm other users
• Post false, misleading, or fraudulent content
• Impersonate any person or entity
• Interfere with or disrupt the Service or servers
• Attempt to gain unauthorized access to any part of the Service
• Use automated systems (bots, scrapers) to access the Service
• Collect user information without consent
• Engage in any form of spam or unsolicited advertising

9. Intellectual Property Rights

All content on the CampusBodima platform, including but not limited to text, graphics, logos, images, software, and design, is the property of CampusBodima or its licensors and is protected by copyright, trademark, and other intellectual property laws.

You may not copy, modify, distribute, sell, or lease any part of our Service without our express written permission.

10. Liability Limitations

10.1 Service "As Is"

The Service is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not guarantee that the Service will be uninterrupted, secure, or error-free.

10.2 Limitation of Liability

To the maximum extent permitted by law, CampusBodima shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or goodwill, arising from your use of the Service.

10.3 User Interactions

CampusBodima is not responsible for the conduct of any user or the accuracy of any listing. All interactions between Students and Owners are at the users' own risk. We strongly recommend conducting proper due diligence before entering into any rental agreement.

11. Dispute Resolution

11.1 User Disputes

Disputes between Students and Owners should be resolved directly between the parties. CampusBodima may, at its discretion, provide assistance in resolving disputes but is not obligated to do so.

11.2 Arbitration

Any disputes arising from these Terms or your use of the Service shall be resolved through binding arbitration in accordance with the laws of Sri Lanka, rather than in court, except that you may assert claims in small claims court if your claims qualify.

11.3 Governing Law

These Terms shall be governed by and construed in accordance with the laws of Sri Lanka, without regard to its conflict of law provisions.

12. Termination of Service

We reserve the right to terminate or suspend access to our Service immediately, without prior notice or liability, for any reason, including but not limited to breach of these Terms. Upon termination, your right to use the Service will immediately cease.

13. Changes to Terms

We reserve the right to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days' notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.

14. Severability

If any provision of these Terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary so that these Terms will otherwise remain in full force and effect.

15. Entire Agreement

These Terms constitute the entire agreement between you and CampusBodima regarding the use of the Service and supersede all prior agreements and understandings.
